LONDON GUEST HOUSE SUITE RENTAL AGREEMENT
- This Short Term Rental Agreement (the “Agreement”) is made by and between Specialized Properties LLC (“Property Owner”) and (“Guest”). The parties agree as follows:

- Suites 1, 2, 3, or 4

- Maximum Occupancy: The maximum number of guests per suite is limited to four persons. (Two for Suite #4.)
- Term of the Rental. The lease begins at 3 pm on (the “Check-in Date”) and ends at 10 am on (the “Checkout Date”).
- Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property. All members of the rental party and anyone else Guest permits on the property must abide by the following rules at all times while at the property.
- Access: Guest shall allow Property Owner and Property Manager access to the property for purposes of repair and inspection, if necessary. Property Owner shall exercise this right of access in a reasonable manner.
- Rental Rate and Fees:
a. Rental Fee:
1) If your reservation is completed more than 2 weeks in advance of the expected date of arrival, a deposit fee of $25 (which is non-refundable) is charged upon reservation. It will be applied to the balance due if full payment is completed at least 7 days prior to the expected date of arrival. You will receive an email reminder to complete full payment 10-14 days before arrival. If full payment is not completed at least 7 days before arrival, your reservation will be cancelled.
2) If your reservation is being made 2 weeks or less prior to the expected date of arrival, the full amount will be charged at the time of reservation. This is non-refundable.
b. Refundable Security Fee: A deposit of $250 is due upon arrival to cover possible damage or additional cleaning beyond the standard checkout cleaning. If the property is left in satisfactory condition, the security deposit will be refunded to the same method of payment within one week after departure.
c. Cleaning Fee: There is no additional cleaning fee as long as property is left in good condition.
d. Sales Tax: A tax of 7.0% will be applied to all reservations.
e. Payments: All payments may be made by check, or via Visa, MasterCard, American Express, JCB, Diners Club, or Discover via Stripe. All payments must be made in US funds. The Guest will be responsible for additional banking fees incurred by returned checks.
- Cancellation Policy: If Guest wishes to cancel his/her reservation, the Rental Fee will be refunded 100% if canceled 7 or more days prior to the Check-in Date
- The parties agree to the terms of this Short Term Rental Agreement, as evidenced by acceptance of the Rental Rules and booking the reservation.
RENTAL RULES
- All Guest groups must have an adult at 25 years of age or older in order to rent the property.
- Smoking is not allowed. Any signs of smoking will forfeit security deposit, and may incur additional charges.
- Cleats are not allowed to be worn in the London Guest House at any time. There will be a $1,000.00 charge for anyone wearing cleats or leaving any damage from cleats worn within the London Guest House.
- Visitors; People other than those in the Guest party set forth above may not stay overnight in the property. Any other person on the property is the sole responsibility of Guest.
- Responsibility: Owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
- Fines and Penalties: Guests will be responsible for any and all fines, penalties, or citations assessed, either at the time of the incident or after departure, to them individually or to the property during their dates of occupancy including, but not limited to, noise, parking, and trash violations.
- Quiet Hours: Many Guests are trail travelers and are often weary from long days of walking or riding. Quiet Hours are from 10 PM until 6 AM. Please be considerate of your neighbors and island residents. Any noise violations could result in immediate eviction and forfeiture or rental fees.
- House Parties, Family Reunions, and Gatherings: House parties, Family Reunions, Weddings, and other large gatherings are prohibited unless agreed upon with the Property Owner in advance. Please note the maximum allowed occupancy of 4 per Suite. (2 in Suite #4.). Overcrowding will result in immediate eviction without refund.
- Trash Pick-Up Policy: You will be subject to a $100 fine, deducted from your security deposit, for noncompliance to the trash instructions posted in the unit book.
- Cleanliness: Please keep the property and all furnishings in good order at all times, especially the shared kitchen and dining areas. There will be a $30 fee for kitchen or dining areas are not cleaned after use.
- Pets are not allowed. Any pets on the property will result in immediate eviction and loss of security deposit.
- Housekeeping: The property will be outfitted with toilet paper, paper towels, trash liners, dish soap, laundry and dish detergent and various cleaning supplies. Linens, bath towels, and also beach towels are included in the unit.
- Laundry: Use of the guest laundry (washer and dryer) is on the honor system. Guests will be provided soap sheets and dryer sheets for a donation to the Friends of Madison County Parks & Trails to support trail maintenance. ($5 is recommended, though any amount higher or lower will be appreciated.)
- Remotes: Ceiling fan and television remotes must be left in the room upon departure. There will be a $30 fee per remote if they are not left or are lost.
- Inoperable Equipment: Please notify us immediately in the event of any equipment malfunction or maintenance issues. We will do our best to make sure repairs are made in a timely manner. Discounts or refunds will not be available due to inoperable equipment.
- Tornadoes: If there is a storm or tornado, refunds will be given under the following conditions:
• The state or local authorities order mandatory evacuations in a “Tornado Warning area” and/or
• Guest is unable to get to property due to extreme weather conditions.
• A mandatory evacuation order has been given for the Tornado Warning area of residence of a vacationing Guest.
• The day that the authorities order a mandatory evacuation order in a “Tornado Warning” area, we will refund: a) Any unused portion of rent from a Guest currently registered; or b) Any unused portion of rent from a Guest that is scheduled to arrive and wants to shorten the stay, or to come in after the Tornado Warning is lifted and rent will be prorated to end of the stay.
